What is drain cleaning, and how is it different from unblocking?

What builds up inside a drain?

Fat, scale, silt and roots are the four things that most often narrow a drain over time. Each sticks to the pipe wall and catches what passes, so the narrowing speeds up as it goes.

Cooking fat sets as it cools and coats the upper part of the pipe. Soap and hard water leave a scale that roughens the wall. Silt and grit settle wherever the flow slows, especially in surface water drains and runs with a shallow fall. Roots enter through small gaps at joints and form fibrous mats. Wipes and paper then catch on all of these, which is usually what finally stops the drain.

Which properties benefit most, and how often?

Do you offer drain cleaning maintenance contracts?
We recommend an interval based on what we find in your drains and you book the next visit when it is due, rather than signing up to a subscription. Will drain cleaning fix a slow drain?
It will if the slowness is caused by build-up narrowing the pipe, which is the usual reason. It will not if the pipe has a dip, a sag or a dropped joint, because the water and debris will collect there again. If a drain is still slow after a full clean, a camera survey is the way to find out why.
Are chemical or enzyme drain cleaners a good alternative?
Not for a drain that already has a problem. Caustic and acid cleaners are dangerous to handle and rarely reach build-up deep in an underground pipe at any strength. Enzyme and bacterial products are gentler and may slow the build-up of fat in a kitchen waste, but they do not remove what is already there, and they cannot shift silt, scale or roots.
Why does my house smell of sewage?
A sewage smell indoors means sewer air is getting past a seal somewhere. The commonest causes are a dried-out trap, a failed toilet seal and a faulty air admittance valve, all of which are cheap to fix. Less often it is a cracked drain under the floor. Run water in every fitting first, since that alone often cures it.
Can a dried-out trap really cause a sewage smell?
Yes, and it is one of the most common causes. Each trap holds a small amount of water that blocks sewer air from the room. In a spare bathroom, utility floor drain or unused shower, that water evaporates over a few weeks and the barrier is gone. Running the tap for half a minute refills it.
What is an air admittance valve, and could mine have failed?
An air admittance valve is a one-way valve fitted to a soil pipe or waste, often in a loft, boxing or under a basin. It lets air into the system as water drains, so traps are not sucked dry, and closes to keep smells in. If it sticks open, sewer air escapes into the house. A failed valve is a straightforward replacement.
Why can I smell the drains outside but not inside?
An outside-only smell usually comes from a gully with standing dirty water, a gully trap that has dried out in hot weather, or a chamber cover that no longer seals. It can also come from the vent at the top of the soil stack. If the smell is strongest near a chamber, the drain beneath it may be partly blocked and holding waste.
Is a smell from the drains dangerous?
Usually it is a nuisance rather than a hazard, but it should not be ignored. Sewer air can contain hydrogen sulphide and bacteria, and a persistent smell means there is a gap in the system that may also let in damp or rats. Never climb into or lean into a drain chamber, where gases can collect in harmful concentrations.
Should I get a CCTV survey for a drain smell?
Only after the simple checks have been ruled out: refilling traps, checking the toilet seal and testing any air admittance valves. Does drain cleaning remove tree roots?
Cleaning removes roots growing inside the pipe, and a clean run flows freely again afterwards.
